Ministry: No property bubble

SHAH ALAM: The Housing and Local Government Ministry does not foresee a property “bubble” in the country, where a rise in prices will be followed by a rapid reduction.

Minister Datuk Chor Chee Heung said that so far this year, property prices had increased by 37%, unlike Singapore and Hong Kong where the figure had already exceeded by 35% last year.

He said the increase in property prices since 2008 was due to the high cost of land, building material and entry of foreign companies into the sector.

“We still have a long way to go before reaching a property bubble,” he told reporters after the launch of Setia City here yesterday.

Chor said local property prices were still much lower and “nowhere near” those in Jakarta, Hong Kong and Bangkok.

“Last year and this year, the most sought after homes were priced between RM150,000 and RM180,000,” he pointed out.

Chor said the ministry and Bank Negara were monitoring the situation in the industry and if need be, action would be taken to prevent hardship to the people and economy.

He said that even developers had realised that there would be a drop in prices if they continued building properties.

“That is why since late last year, there was a reduction of 19% in the number of houses built nationwide,” he said.

On another matter, Chor said the ministry had proposed to the Cabinet the incorporation of pro-green features, like the rain harvesting system, as a requirement in the Uniform Building By-Laws.

In his speech, the minister said “green builders” held a competitive edge over their traditional counterparts as the norm now was towards energy-efficient buildings and water conservation facilities.

“The Malaysian Green Building Index (GBI), a rating tool that was launched early last year, provides an opportunity for developers and building owners to design and construct green and sustainable buildings.

“Going green is important but it is equally vital, if not more, that the maintenance of such initiatives over the long term is sustained,” he said, complimenting SP Setia Bhd, the developer of Setia City, for building an integrated green commercial hub.

Setia City is a 97ha integrated green commercial hub that will comprise office towers, hotels, service apartments and a retail mall.

45 exhibitors for property expo

PETALING JAYA: Over 45 exhibitors are taking part in the Star Property Fair, which carries the theme Stylish Living II.

The fair, which will be held from Nov 19 to Nov 21, will showcase some of the latest property development projects in the Klang Valley and beyond.

It will take place at Exhibition Halls 4 and 5 of the Kuala Lumpur Convention Centre from 11am to 7pm.

Visitors to the fair will also be able to obtain financial advice and tips, view the latest interior designs and take part in a contest to win prizes.

A property auction will also be held. Visitors who are interested can pre-register and bid for their dream property.

The fair will also feature talks and forums on topics such as interior design andfeng shui.

Last year’s Property Fair generated more than RM60mil in sales.

MBJB to get tough with errant ratepayers

JOHOR BARU: A task force has been set up by The Johor Baru City Council (MBJB) to identify ratepayers who flout the council’s laws.

Mayor Mohd Jaffar Awang said the task force would ensure that all regulations were adhered to and it would focus on business premises under the council’s jurisdiction.

“Businesses that operate without licence, those who renovated their building without approval and stall owners operating will be be fined by the task force.”

He stressed that the task force was not established to punish people but to create awareness about the council’s laws and regulations.

“The task force was set up with the main aim of making the city a safer, cleaner and healthier place for the people,” he said.

He explained that the task force was divided into three zones and it involved seven departments of the council, namely enforcement, planning, development, assessment, health, engineering and law.

“The three zones are Zone A which is the west side of the city, Zone B covering the middle of the city and Zone C which is the east side of the city,” he added.

Mohd Jaffar said that he hoped the public would comply with the MBJB laws to ensure that the city was a safe and comfortable place to live and work in.

“Eventually, this will help the city become a more attractive tourist destination and also attract new investors,” he said.

On a separate matter, the mayor said business and advertising licences could be renewed between now and Dec 31.

He urged those who needed to renew their licences to do so within the said period to avoid being fined.

“Those who settle their payments late would be subjected to a fine which will increase according to how late they make their payments,” he said.

He added that those who made payments in February would be fined RM50, in March RM100, in April RM150 and May to Dec, RM200,” he said.

Mohd Jaffar said those who had yet to receive their notices for renewal should bring along their current business licence and two passport photos of themselves to the Licensing Department counter at MBJB.
